We price repair, refinish and replace in that order and name the cheaper option first whenever it is the right one. One crew takes a job from tear-out to final coat and the sanding is never subcontracted out. Dustless containment goes up on every sanding job and gets shown to you before the first machine runs.

On any house built before 1978 we work to lead-safe practices with containment and cleaning verification, because sanding is exactly the activity that rule covers. A written cure and occupancy schedule — including when pets and furniture come back — is handed over before the first coat goes down. We sequence our work after foundation repair and plumbing rather than ahead of it, so the floor is not paying for someone else’s schedule.
